A furnace replacement in Ottawa County starts with what the building actually demands, not with assumptions about how hard the climate runs equipment. 61 severe weather events were recorded in Ottawa County, Michigan between 2015 and 2024. At that rate, severe weather is an occasional event here rather than a standing operating condition, which means a contractor quoting an install prices for the house: its square footage, its insulation, its existing ductwork. A system that gave out here almost certainly gave out because of age or a poor original install, and the new unit gets sized to the same quiet load the old one was carrying.

Existing ductwork is what a contractor prices around on a furnace installation here, and it is the part of the job the homeowner rarely sees coming. Half the homes in Ottawa County, Michigan were built in 1988 or earlier (2020-2024 ACS 5-year). A house built around that period was ducted for equipment whose airflow characteristics differ from a modern furnace, and a trunk-and-branch layout that served the original system well can restrict or unbalance a new one. The electrical service tends to be adequate, but the duct geometry is what gets opened, measured, and sometimes recut before the new unit goes in.

What Gets Installed With a New Furnace

Isometric cutaway illustration of a single-story house with a dark shingled roof, showing interior rooms with furniture and a furnace connected to ductwork.

The furnace itself sits in the basement, utility room, or mechanical closet and is the unit a contractor bolts into place and connects to your home's gas supply. Attached to it is the heat exchanger, a metal chamber that sits inside the furnace cabinet where combustion gases are contained and separated from the air that moves through the house.

The blower motor and fan assembly sit at the base of the furnace cabinet and push conditioned air out through the supply side of your duct system. The flue pipe runs from the top or back of the furnace up and out through the wall or roof, carrying exhaust gases outside. A new thermostat goes on a main-floor wall and gives you control over the whole system.

The drawing shows a typical layout, and a licensed contractor determines what fits the specifics of your house.
